Permanent Easement

A permanent easement grants a lasting right to occupy and use a defined strip of land for infrastructure such as a pipeline or transmission line. It runs with the land and remains in place for the life of the asset, unlike a temporary construction easement. It establishes the lasting corridor in which the operator can install, operate, and maintain the asset, typically restricting the landowner from building over or deep-rooting within the strip. It remains recorded against the land for the asset’s entire life.

Example
Cypress Transmission holds a permanent 100-foot easement across the Donovan ranch for a high-voltage line, paying $95,000 once. The Donovans keep grazing cattle in the corridor but cannot erect buildings or plant trees within it.
