Fee simple is the most complete form of land ownership, giving the owner full rights to use, sell, lease, or transfer the property indefinitely, subject only to law and any recorded encumbrances. It is the default form of ownership most people associate with owning property outright, and it can be passed to heirs indefinitely. Even fee-simple land remains subject to government powers like taxation, zoning, and eminent domain, and to any recorded easements or liens.

Example
Meridian Energy buys 80 acres in fee simple from the Coleman estate for its solar substation, taking full ownership it can sell, mortgage, or build on, subject only to an existing utility easement crossing one corner.
