An easement in gross benefits a specific person or company rather than a neighboring parcel of land. Most utility, pipeline, and telecom easements are easements in gross, held by the operator regardless of who owns adjacent land. Because it benefits a person or company rather than an adjoining parcel, commercial versions are freely transferable and assignable along with the asset they serve. This is the standard form for utility, pipeline, and telecom corridors.

Example
Summit Pipeline holds an easement in gross across the Barrett ranch for its crude line. When Summit sells the pipeline to Apex Transport, the easement transfers with it, even though Apex owns no neighboring land.
